This project involves the development of residential units and commercial spaces at the new village square of Sint-Eloois-Vijve, with views of the Leie River. The plan includes 17 commercial units and 43 apartments, with the first phase comprising 3 commercial spaces and 9 apartments, including a penthouse. The ground-floor commercial units are designed for local shops and small businesses, complementing the vibrant atmosphere of the village square.

As part of an urban renewal project, the square connects the church to the Leie through a 35-meter-wide plaza. The south-facing apartments feature spacious terraces with stunning views of the Leie, enhancing the overall living experience.

The building has an L-shaped structure with three floors and an additional rooftop level on the corner. The façade combines small-scale local brickwork with a recessed second façade for the penthouses, creating a dynamic design that integrates with the square.

A key feature of the project is the subtle incorporation of the natural elevation difference between the church and the Leie, achieved through terraced transitions. Green spaces play a central role, with green roofs, pergolas, and landscaped areas enhancing both the atmosphere and water management, contributing to sustainability.

From the outset, the focus has been on energy efficiency, with a low E and K score achieved through optimal orientation, material selection, and energy-saving techniques. This reduces the environmental impact and lowers utility costs for residents.
